An Order ECO 805Real Estate Appraisal is a real estate appraisal conducted by an independent expert and supervised by an appraisal association approved by the Bank of Spain that is performed in accordance to the provisions in the Ministry OrderECO 805/2003 and its subsequent amendments.
Appraisers must have specific training in real estate valuations and appraisals and are subject to a strict incompatibility regime that ensures their independence.
The real estate appraisal report is valid for a period of 6 months.
What are the purposes of Order ECO 805 Real Estate Appraisals?
An Order ECO 805 Real Estate appraisal report is mandatory for:
Mortgage loan collateral
Coverage of technical provisions of insurance companies
Determination of the real estate assets of collective real estate investment institutions
Determination of the real estate assets of Pension Funds
It is also mandatory for the valuation of real estate properties owned by Financial Institutions, loan collateral or foreclosed properties
Likewise, an appraisal is required if someone wishes to know the value of a property for any of the following purposes: sale and purchase advice, inheritance, foreclosure auctions, divorces, cadastre revisions and also to know the value of a property in any specific year or for purposes involving mortgage collateral for elderly individuals (reverse mortgage).
